he doesn't realize that being "under contract" on a house doesn't change the ownership. This only happens after closing when the deed is transferred.
Or in his case, his in-laws still own his house.

Luckily I used a realtor that I only paid 1.5% to so 4.5% total. My house sold in first day

The only benefit of having a realtor is someone to unlock the doors on homes. Our realtors partner also set up our buyer to sell before we went on the market so we didn't have to show it.
Our realtor also took a reduced commission because hes a family friend.

But the realtor I used on this last house bout got her ### fired because she kept trying to show me houses in areas I did not want to live.
My realtor out in Tucson was top notch though. And I'll tell you what, for selling, I'd use Redfin every time. That was outstanding value.

"stage". In that time she painted baseboards, did a deep clean of the house, brought in curtains, chairs, pillows, flowers, and took 2%. We had multiple offers, some with deadlines, she negotiated and weeded through to help us select the best package.
Smooth closing, had extremely affordable contractors for repairs, would use again. Saved me a ton of time and energy.

one of the plumbing things quoted $2000. She said to ignore that quote, that she knew a guy more desperate for the work. He did it for $750. Especially in 2020-2021, it's nearly impossible to find a contractor that will show up and meet deadlines.

I've used this same realtor that my wife knew since before I bought my first house. She has found a lot of things that I may not have otherwise, brokered last minute deals that fell through, arranged contractors to get work done, and generally made things happen that otherwise wouldn't have.
I think I'm on house 5 or 6 with her. If I didn't feel like she was worth the money, I wouldn't deal with her.

to see and it's also hard to put a price on an unknown/risk.
Other times, it was obvious that the realtor earned their commission.
I don't think I would ever consider trying to sell a house myself (for sale by owner) unless it was a very specific circumstance, like selling to a friend /neighbor that made an offer prior to listing...and even then it would take some convincing.

but I consider that an unusual incident. The couple I sold it to ended up being someone I had met and known years earlier, and there was simply no reason to question anything. We agreed on a price, and that was it. Benefit is anytime I'm in Clemson, I get to see my old house as we have remained friends since then, and keep in touch regulalry.
But yeah..sell in an an "open" market, to someone I didn't know? I agree with you.

so you basically have to use one. Even pre-pandemic. Plus I have learned there are a lot of homes on the market that aren’t listed. Just word of mouth between realtors.

That the nest protects (the smoke and CO detectors) did not convey. They are the battery operated type and it turns out our new house has fully integrated wired smoke detectors. So we just left them there. New house has a nest thermostat upstairs, but not down. Going to need to change that up.

So excuse me if you didn't want an explanation:
So if we took the battery powered ones down, we would need to then replace the ones at the old house, take down the new ones, cap the electrical box in the ceiling at all locations, then put the battery powered detectors next to the caps. Not only is that too much effort, but it seems like it would have been an eyesore to look at in the new house.
