Looking at buying an investment property in Seneca, about 10 minutes from the campus/stadium. If it was a really nice house would you care if it was close to a main road? What would be draw backs from renting it?

A little unsolicited advice, if you’re not paying cash it’s an awful time to buy an investment home. That interest will eat up profits.

Traffic noise could hurt your user ratings and then your business.

Unless youve confirmed the noise isnt a problem inside the home, in which case maybe it becomes an easy-in/easy-out location just minutes from Death Valley.

(Maybe Im too sensitive to the noise factor. We stayed at Lakeside Lodge and when the dern Carolina Southern train came throught at all
hours, it soured the experience.)

Is it right off 123 and next to the railroad tracks?

Before we bought a condo at Patrick Square, we often stayed at Lakeside Lodge for the convenience of a kitchen and taking the transit bus at Newspring to the football games. Plus it has the short drive into campus and downtown. If this place is further from campus then those advantages don’t really exist so a renter might be looking more for peace and quiet. When we’ve rented an AirBnB before we always looked for a place on the water, but we were willing to pay the premium. So for me the price point to rent is a choice between football weekend convenience vs. peace and quiet.

Renting out property scares the #### out of me now due to squatters. I have a family member (he lives in SC) who has rental houses. He had a vacant house for a brief period and squatters moved in. The police could nothing since squatters provided papers saying they own the house. Police said nothing they can do and suggested my friend file a law suit in the courts which takes many months to come to trial.
After a few months he got tired of waiting and pulled the power meter, chop off wires coming out of the meter , turned off water and cut pipes coming out of the meter. Squatters finally moved out but took fridge and oven with them. They also vandalized the interior or the house.
Do your homework before renting it out. Check out renters. Get references . Run credit reports. Find out where they work and check with their employer.
Read this next sentence as it were all caps:
While the house is empty you have to put very visible no trespassing signs up on all 4 sides of the house. It turns out you can prosecute them easier and quicker for trespassing but not so easy for squatting.


The law is NOT on your side.

That's a busy area, especially during the week. I've been stuck by a train trying to cross the tracks to get onto 28 more than once. There's some decent restaurants and amenities close by but there will be a lot completion from lake rentals. If the renter is looking for an in and out, go to the game place, the price will make the difference.
