In that same time, inflation (in total + overall) has totaled 19%. So there's a gap.

Sold two real estate properties at very near peak price and laddered the proceeds into CD’s at 4.5% to 5.25%. That’s lucky timing.

Many other Americans have not been as fortunate and inflation combined with high interest rates have been challenging. Wage growth is occurring but is lagging. It’s not a good economy nor is it the train wreck some imply. What’s equally concerning, there almost no intelligent discussion on what are pragmatic future economic policies.

........sell my house for an obscene amount of money (twice what we paid for it in 2012), take that net equity (which is roughly equal to the 2012 total purchase price) and use that as a down payment on THE SAME HOUSE, finance the difference (original purchase amount) at 8% and my mortgage more than DOUBLES.

I don't care what my house is worth, I can not afford to buy a similar house or make a lateral move today. This is why, for us to sell our house, we'd have to ask about $150K OVER the insane Zillow value, to even consider moving. This is an upward momentum that is impacting ALL homeowners, which is why the market will not drop (until a massive influx of supply somehow materializes).

I would predict around February/March of next year we will see a bump up in inflation. Just guessing based on very early information, but maybe around 6%, give or take a point.
